The Facilities Maintenance Manager provides direction and oversight to the maintenance and repair of all property, facilities, and equipment owned and operated/leased by Pony Bird.
This position requires 24-hour availability for emergency maintenance and repair work within the scope of the position, qualifications, and requirements.
This is a working management position, which will provide oversight and direction to the maintenance, custodial, and housekeeping teams while working alongside, as needed.
Responsibilities:
Manage and perform (as needed) preventative and routine maintenance and repair on agency buildings, vehicles, appliances, equipment, generators, heating/cooling units, wastewater treatment plant, septic systems, electrical, and flooring.
Determine priorities and schedule maintenance work to be completed; communicate scheduled work to applicable staff; assign personnel to respective jobs; and review work for conformance to standards.
Prepare written scope of projects needed to acquire timely and comparable bids and proposals for capital and general projects, maintenance work, repairs, replacements, and changes for facilities, grounds, and equipment.
This should include verification from service providers, budget compliance, and required financial approval from the appropriate management.
Schedule repairs or remodeling projects performed from outside sources and monitor the quality of work, cost, and timelines of repairs or projects.
Respond to emergency maintenance requests during and after regular working hours.
Develop and monitor the approved budget for the assigned departments as directed by the VP of Operations & Administration.
Maintain accurate financial records for all department expenditures.
Serve on the Facilities & Grounds Committee
Communicate in an effective and clear manner, in both written and verbal, with contractors, vendors, inspectors, employees, and other key stakeholders.
Ensure compliance with policies and procedures, CARF accreditation standards, and applicable state and federal laws and regulations.
Qualifications:
Must possess a valid driver's license with an acceptable driver record
Must be able to frequently lift and/or move more than 100 pounds
Associates of Science degree in job-related field; and five-years of management or supervisory experience OR Five (5) years of responsible experience in building operations, equipment maintenance and repair; five (5) years of which must include supervisory experience; OR any satisfactory equivalent combination of education, training, and/or experience relevant to the position.
Work Environment:
Employee will work indoors and outdoors.
The employee may be exposed to moving mechanical parts.
The employee is occasionally exposed to wet and / or humid conditions, high places (heights), confined spaces, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions (extreme hot or cold weather), and risk of electrical shock.
